Fire Safety Order - Legislation
The employer or landlord is usually deemed to be the responsible person, liable for ensuring full fire safety compliance.
In England and Wales all non-domestic buildings must comply with the Regulatory Reform (Fire Safety) Order 2005 (FSO).
In Scotland, this legislation is governed by the Fire (Scotland) Act 2005 and in Northern Ireland by The Fire Safety Regulations (Northern Ireland) 2010.







Fire Safety Order Legislation
Under the FSO, the Employer or Landlord have the following responsibilities and needs to be kept up to date:
- They must complete a fire risk assessment.
- They must provide adequate means of fire detection and firefighting.
- They must ensure that emergency exits and routes are kept clear at all time with clear signage.
- They must provide employees with relevant information and training on how to use the equipment and what do in the event of a fire.
- They must maintain all equipment in accordance with the manufacturer’s instructions and British Standards.
The Responsible Person should also appoint someone to assist in undertaking these responsibilities.
